Briar Hill at Manchester was a 344-unit former apartment community of the year award recipient. The property had fallen into serious disrepair, and recognizing the strong rebound potential, PAM Properties acquired the property with an eye towards a complete rehabilitation. Rebranded ‘Suncrest Village at Manchester’, we instituted top to bottom changes including tenant policies, and complete unit and common area renovations. Within the first six months, we achieved expense reductions of 12% and average rent increases of 15%. Our year one NOI is on track to beat previous ownership’s year end NOI by over 20%.

Most importantly, our main focus is on building tenant capital.  We believe resident experience is the key to driving growth in this business.
